General Rules & Guidelines

Move-In & Move-out:
- Prior to any move-in a tenant must accomplish a Tenant registration form. Kindly ensure names of accompanying guests who are checking-in. This will be forwarded to property management office for record.
- Upon Move-in on Check-in date you will be welcomed by our Leasing Specialist/Leasing Coordinator on site. Full Payment & security deposit will be required to be settled upon move-in. Your key to the unit, ID pass will be provided and a brief orientation will be conducted to ensure your pleasant stay.
- Please bring-ID pass when leaving the vicinity and present to the guard upon entry.
- For Short Term Lease under 7 days to 2 months, our units have a maximum capacity of occupants that must be strictly observed. Units exceeding our set number of occupants will be subject to additional charge.
- Studio: Maximum of 2 Adults and 2 kids
- 1Bedroom: Maximum of 3 Adults and 2kids
- 2Bedroom: Maximum of 4 Adults and 2kids
- 3Bedroom: Maximum of 6 Adults and 2Kids
- Any loss or damages will not be liable to DMCI Leasing Services.
- Changing of Bed sheets, Linens & Towels are subject to availability and with an additional.
- Our units are Fully Furnished. Any damage or loss from the list of our furnishings will be charged from the tenant upon check-out.
- Prior to Move-out clearing and inspection of unit will be conducted by our Leasing Specialist/Coordinator. ID-Pass and Keys must be surrendered before releasing of Security deposit.
- Residential Units will be occupied purely for residential Purposes Only.

Policy for use of Amenities:
- Use of swimming pool is free for the exclusive use of registered tenant/s checked-in. An additional Five (5) guests can be accommodated during weekdays with a fee prescribed by Property management. Weekends are for unit owners and tenants only. All pool users shall strictly follow swimming attire.
- Food and beverages are not allowed in the pool area.
- Swimming Pool is not manned by a life guard. Children should never be left unattended in the pool area. Users are advised to take all necessary precautions. Management will not be liable for any accident, injuries that may arise.
- Use of Gym is free for the exclusive use of registered tenant/s checked-in.
- Use of clubhouse and Sports/Recreational Facilities available in the community can be used by registered tenants but with a Fee prescribed by the Property Management Office. Booking or reserving in advance to use other facilities is recommended.
- We love Pets. But we request that you limit the number of pets you bring with you. One Cat or Dog is allowed. However Huge Dog Breeds are not allowed in the community.
Other General Guidelines:
- When leaving your unit, be sure that you secure locks. The management will not be liable to any Loss of valuables.
- Self-serviced apartments do not have regular house keeping services. You are required clean and to throw daily wastes in the trash bins properly.
- Parking Slots are not included from the unit you are renting. Renting Parking Slots can be accommodated subject to availability. Additional Fees will be charged for parking slots rented.
- Terms and conditions for Rent/Lease that is more than 1 month are subject to different contracts.
- Clients shall be bound to comply with the house rules, regulation and policies of either the condominium corporation or homeowners’ association, as the case may be.
